With the recent topping off of Sathorn Square, Golden Land Property Development marks the completion of structural works on Bangkok's most prestigious commercial address.
Golden Land CEO William Wilfong says the property, which is located in the heart of Bangkok's financial centre, is the only Grade A office development to open its doors "between now and late 2011".
Sathorn Square is strategically situated adjacent to the Chong Nonsi Skytrain station, and will be directly linked to the BTS by a covered sky bridge, making commuting fast, easy and dependable.
Its 2.95-metre tall ceilings will be the highest in Bangkok and provide tenants with the flexibility to accommodate raised flooring without reducing office aesthetics.
The swanky development offers 1,900 to 2,000 square metres of net letable office space per floor in a column-free design that provides maximum efficiency and flexibility for both large and small tenants. Convenience is further enhanced by knock-out floor panels to accommodate internal staircases for multi-floor tenants.

Wilfong says clearly the objective is to provide the best office space that can maximise output while allowing savings in utility cost as well as a highly secure environment. For example, the office spaces are designed in such a way that even the cubicle farthest from the windows can tap natural light.
As such, occupants will require less artificial lighting in daylight. That helps to save on electricity bills. "We have done all we can to cut waste," says Wilfong. "Green designs are the wave of the future, and in years to come tenantswill demand space in green-certified buildings as part of their CSR and environmental initiatives as well as to save costs".
All office buildings of 10,000 square metres or more now need an environ mental impact assessment approval before they can begin construction. The building is built for efficiency, he adds. For a company that occupies two floors or more, it can be connected by a private stairway that reduces time spent by workers as they travel between floors. "They need not wait for lifts and there's less need for security guards at every floor," he says. To ensure high-level safety, visitors are required to check in at the lobby before they are allowed into the lifts.
Sathorn Square will charge top rates of between Bt750-Bt800 a square metre, comparable to other top office buildings in the CBD. "Our rental philosophy is not to seek the highest rental in the market, but to give more to our tenants at a competitive price," Wilfong says. CBRE is the leasing agent for the project.
